New Englander is led by Kate Ziegler Romano and Jack Romano. Jack runs the management side and has owned and operated rental property since 2013—so your building is looked after by someone who has handled the same repairs, tenants, and late-night calls on his own.
It’s a deliberately small, high-touch practice. We take on a manageable number of properties so each owner gets real attention—and because we also buy and sell across Greater Boston, we can advise on the whole life of your investment, not just this month’s rent.

Straightforward pricing, no surprises.
We keep our pricing simple, and we only earn when you do. Two clear fees cover full-service management. Outside costs—a plumber, an electrician, an attorney—are billed to you by those providers at their own rates, never marked up by us.

◆ The Fine Print
What Else You Might Pay
Owning a property costs money beyond management, and we’d rather be upfront about it. Vendor invoices are paid directly by you: a plumber’s repair bill, an attorney’s fee in an eviction, a roofer’s estimate. We coordinate all of it, but the work is theirs and so is the bill—we don’t add a markup.
Occasionally something falls well outside routine management—an insurance claim, a major mechanical replacement, a renovation to oversee—or you’d like us to handle a repair ourselves rather than send a contractor. That work is billed at an hourly rate, quoted to you in advance—we’ll never start the clock without telling you first.

How much does management cost?
Full-service management is 8% of the rent we collect, plus a one-time leasing fee of one month’s rent when we place a tenant. Those are the only fees we charge.
What do you manage?
Single-family homes, condos, and small multifamily buildings (2–4 units) across Boston and the inner suburbs. First-time and accidental landlords are exactly who we’re built for.
Are there other costs?
Not other fees from us, but yes—the property has its own expenses. When a plumber, electrician, or attorney does work, they bill you directly at their rate; we coordinate it and don’t mark it up. Work that goes well beyond routine management—insurance claims, a major replacement, construction oversight, or a repair you’d like us to do ourselves—is billed at an hourly rate, quoted in advance and always discussed with you first.
How do you screen tenants?
Every applicant goes through credit, income, background, and reference checks, so you get residents who pay reliably and care for your home.
How and when do I get paid?
Rent is collected online and sent to you by direct deposit, with a clear statement each month so you always know where your money went.
What about a maintenance emergency?
We’re reachable around the clock and coordinate trusted local trades, so you don’t have to field the midnight call.

Yes—we’re a full brokerage. Many management clients started as buyers or sellers, and we’re here for whatever comes next.
