Privacy Policy
This policy explains what information we collect through this website, why we collect it, and who else sees it. We have tried to write it the way we would explain it to you in person.
Who we are
New Englander Real Estate, LLC is a real estate brokerage licensed in the Commonwealth of Massachusetts, MA Real Estate Broker License #9633459-RE-LC. We provide residential sales and property management services.

What you give us
When you fill in a form, subscribe to our newsletter, or book a consultation, we collect what you type: typically your name, email address, phone number, and whatever you tell us about what you are looking for. We ask for a phone number because it is often the fastest way to answer a question about a house, not because we need it on file.
What we collect automatically
Like most websites, this one records technical information as you browse: your IP address, browser and device type, the pages you view, how you arrived, and how long you stay. We also use a tool that records anonymised interactions — mouse movement, clicks and scrolling — so we can see where the site is confusing. That tool is configured to mask text entered into form fields, so it should not capture what you type. We do not use it to watch individual people.
Who else receives your information
We use third-party services to run this site and our business. Each receives only what it needs, and each has its own privacy policy governing what it does with that information.
- Google Analytics and Google Tag Manager — website analytics and tag delivery.
- Microsoft Clarity — anonymised interaction recordings and heatmaps.
- Meta Pixel — advertising measurement and audience building for Facebook and Instagram.
- Mailchimp — our email newsletter.
- Follow Up Boss (connected via Zapier) — the system we use to keep track of conversations with clients.
- Showcase IDX — property search and saved searches.
- Calendly — appointment scheduling.
- Google Fonts — typography, which receives your IP address in order to serve the files.
- DreamHost — website hosting.
We may also share information when the law requires it, or with professionals involved in a transaction you are part of — a lender, attorney, inspector or cooperating broker — where that is necessary to do the work you have asked us to do.
We do not sell your personal information, and we do not share it with anyone who wants to sell you something unrelated to your work with us.
Cookies and tracking
Cookies are small files a website stores in your browser. We use them to understand how the site is used and, if you have consented, to measure advertising.
When you first arrive, you will be asked what you are willing to allow. You can change that choice at any time using the cookie preferences control on this site, and you can block or delete cookies in your browser settings. Blocking cookies will not stop you using the site, though some things — like a saved property search — depend on them.
Email and text messages
If you subscribe to our newsletter, every message includes a working unsubscribe link and our postal address. Unsubscribing takes effect promptly, and it does not affect our ability to reply to something you have asked us directly.
We use your phone number to respond to your enquiry. We do not currently send marketing text messages. If that ever changes, we will ask for your consent first, in a separate and clearly labelled way, and consent will never be a condition of working with us.
Your choices
You can ask us what personal information we hold about you and ask us to correct it. Write to us at the address above and we will respond.
If you live in a state with a comprehensive consumer privacy law — California, Connecticut and New Hampshire among them — you may have further rights, including the right to request deletion and to opt out of targeted advertising, to the extent those laws apply to us. Tell us which state you are writing from and we will handle your request under the law that applies to you.
Two things are open to everyone, wherever you live: you can unsubscribe from our newsletter using the link in any message, and you can change what tracking you allow using the cookie preferences control described above.
Property management and rental applicants
Our property management work involves information beyond what this website collects — rental applications, screening reports, and tenancy records. That information is handled under separate procedures and is not covered in detail here. If you are a tenant or rental applicant and want to know what we hold about you, please contact us directly.
Keeping information safe
We maintain administrative, technical and physical safeguards intended to protect personal information, and we limit access to those who need it to do their work. No method of transmission or storage is completely secure, and we will not claim otherwise.
Children
This site is meant for adults and is not directed at children. We do not knowingly collect personal information from anyone under 16. If you believe a child has given us information, contact us and we will remove it.
Changes to this policy
If we change this policy we will update the date at the top of this page. Material changes will be noted on the site itself rather than made quietly.

By using this website you agree to what follows. If you do not, please do not use the site.
Accuracy of information
Information on this site is compiled from sources we consider reliable, but we do not guarantee it. Measurements, square footage, lot sizes, taxes and school information are approximate and should be independently verified. Listings are subject to errors, omissions, price changes and withdrawal without notice. Nothing here is an offer to sell or a solicitation of an offer to buy where such an offer would be unlawful.
Listing data
Property listings displayed on this site may include listings held by brokerage firms other than New Englander Real Estate, LLC, provided through an Internet Data Exchange program. Such data is deemed reliable but is not guaranteed accurate by the multiple listing service. Listing information is provided for consumers’ personal, non-commercial use and may not be used for any purpose other than identifying properties consumers may be interested in purchasing.
Photographs and descriptive text in listings are generally the property of the listing broker or photographer, not of New Englander Real Estate, LLC.
Properties already listed
Nothing on this site is intended to solicit the sale of property already listed with another broker. If your home is currently listed, please disregard any invitation here to discuss selling it.
Not professional advice
Content on this site is general information about buying, selling and owning property. It is not legal, tax, accounting, engineering or financial advice, and it is not a substitute for professional inspection or counsel. Real estate is local and personal; please talk to us, and to the appropriate professionals, about your particular situation.
Availability and liability
This site is provided as it is, without warranties of any kind. We do not promise it will be available without interruption or free of errors. To the fullest extent permitted by law, New Englander Real Estate, LLC is not liable for indirect or consequential damages arising from your use of this site or reliance on its content.
Governing law
These terms are governed by the laws of the Commonwealth of Massachusetts. We may update them from time to time; the date at the top of this page will reflect the most recent version.
Fair Housing
New Englander Real Estate, LLC supports and abides by federal, state and local fair housing law. We are committed to providing equal professional service to everyone, and to the principle that where a person lives should not be determined by who they are.
Federal law prohibits discrimination in housing on the basis of race, colour, national origin, religion, sex — including sexual orientation and gender identity — familial status and disability.
Massachusetts law is broader. In addition to the categories above, it prohibits discrimination on the basis of ancestry, age, marital status, veteran or active military status, genetic information, and receipt of public assistance or housing subsidies, including Section 8 vouchers. Refusing to rent to someone because of the source of their income is unlawful in Massachusetts.
If you believe you have experienced housing discrimination, you may contact the Massachusetts Commission Against Discrimination or the U.S. Department of Housing and Urban Development. We would also want to hear from you directly.
Accessibility
We want this site to work for everyone, including people using screen readers, keyboard navigation or magnification. We build toward the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA, and we test as we go.
Some parts of the site rely on third-party services — property search in particular — where we have less control over the markup. We are aware of this and raise issues with those providers when we find them.
If something on this site is difficult or impossible for you to use, please tell us at privacy@newenglanderrealestate.com. Describe what you were trying to do and what got in the way, and we will fix it or find another way to get you what you need. We would much rather hear about it than not.
